Green Hills Viana Residences Officially Launches Sales

Viana do Castelo seen across the green landscape surrounding the Green Hills development

50% of the homes released in the first phase are already sold.

‍

Sales are now open

‍

Green Hills Viana Residences officially launched sales on 4 September 2026 at the development site in Darque, Viana do Castelo. Nova Atlantic and exclusive sales partner ERA Imobiliária Viana do Castelo welcomed prospective buyers, partners and members of the project network for a first-hand presentation of the development and its setting.

The launch marked the next stage for a project already under construction. Guests were introduced to the architecture, the first-phase buildings and the residential vision behind Green Hills: contemporary homes shaped by natural light, generous outdoor space and a close connection to Viana do Castelo, the Lima River and the Atlantic coast.

Hosted by Rui Gonçalves, the official programme brought together perspectives from development, architecture, local government, banking and residential sales. The speakers were Pedro Pereira, Paulo Taborda, Rui Jorge Branco Cavaleiro, Matan Amitai, Rui Matos, David Mourão Ferreira and Ana Aguiar.

A strong start to sales

‍

The first phase brings 58 apartments to market across Edifício Visium and Edifício Stella, with typologies from T0 to T3. As of 15 September 2026, 50% of the homes released in this first phase have already been sold.

This early response reflects the appeal of a project that combines a clear residential proposition with a location made for everyday life: close to the historic centre, the river, the beaches of Cabedelo and Rodanho, and the principal services and connections of Viana do Castelo.

‍

The people behind the launch

‍

The launch connected the project’s international vision with the local expertise shaping its delivery. Each speaker addressed a distinct part of the Green Hills story, from the future of Darque and the architectural concept to market demand, financing and the long-term residential opportunity in Viana do Castelo.

Naturally Exceptional Living

‍

Green Hills Viana Residences will comprise 116 apartments across four buildings and two phases. The first two buildings, Visium and Stella, are in construction. The architecture is defined by open interiors, panoramic balconies and a restrained material palette, supported by a specification focused on comfort, energy performance and durability.

The development sits at Rua do Pinheiro Manso in Darque, with direct access to the A28 and convenient connections to the centre of Viana do Castelo. Its position between green landscape, river and ocean gives practical meaning to the Green Hills idea: Naturally Exceptional Living.

Answers before you ask

From ownership rules to residency and financing: the questions international buyers ask us most, answered plainly.
Does buying property give residency rights?
No. Buying property in Portugal does not by itself grant residency, and real-estate investment is no longer an eligible Golden Visa route. Residency and property ownership are separate processes. If you plan to live in Portugal, obtain advice from a licensed immigration lawyer on the visa or residence route that fits your circumstances.
Can foreigners buy property in Portugal?
Yes. Foreign nationals can buy residential property in Portugal. Buyers need a Portuguese tax number (NIF) and should appoint an independent Portuguese lawyer to check the property documents and contract. A Portuguese bank account is often useful, and the transaction may be completed through a properly authorised power of attorney when necessary.
Is Portugal safe?
Portugal ranks 7th out of 163 countries in the 2026 Global Peace Index. This reflects its high level of peacefulness and long-standing political and social stability. As in any country, conditions differ by location, but Portugal is widely regarded as a secure place to live, work and raise a family.
How does the buying process work?
A typical purchase has four stages: reservation, legal due diligence, the CPCV (promissory contract) and the final deed. Your lawyer checks the property and contract before you commit. At the deed, the balance and applicable taxes are paid, ownership transfers and the purchase is registered. For homes under construction, the CPCV also sets the payment schedule and completion conditions.
What taxes and costs apply when buying?
Buyers normally pay IMT (property transfer tax), stamp duty of 0.8%, registration and notary costs, and professional fees. Since May 2026, a 7.5% IMT rate generally applies when a non-resident buys an urban home, subject to statutory exceptions and refund mechanisms. Exact costs depend on the buyer, the property and its intended use, so obtain a written calculation before signing the CPCV.
Can I get a mortgage as a non-resident?
Yes, subject to the bank's assessment. The available loan-to-value ratio, interest rate, term and required documents depend on the lender, the property and your financial profile. Ask for a mortgage decision early and ensure the CPCV timetable reflects the financing process. Nova Atlantic can introduce you to an independent mortgage specialist.
What is a CPCV (promissory contract)?
The CPCV is the binding promissory contract signed before the final deed. It identifies the property, fixes the price, records the deposit and payment schedule, sets the completion deadline and states the parties' obligations and remedies if either side does not complete. Because it creates legal commitments, have an independent Portuguese lawyer review it before signing.
How are new-build purchases protected?
New homes bought by consumers from professional developers are protected by Portuguese conformity rules. The legal liability period is generally 10 years for structural construction elements and 5 years for other defects. Your CPCV should also define the specifications, payment stages, expected completion, handover process and remedies. Use an independent lawyer and complete a documented inspection at handover.
What are typical running costs?
Typical ongoing costs include annual IMI (municipal property tax), condominium fees for apartments, insurance, utilities and maintenance. IMI for urban property is set by the municipality and is calculated on the property's taxable value, not its purchase price. Higher-value holdings may also be subject to AIMI. Request a property-specific estimate before purchase.
Can Nova Atlantic help with the process?
Yes. As the developer, Nova Atlantic supports buyers from the first enquiry through reservation, contracting, construction updates, deed and handover. Where requested, we can also introduce independent lawyers, tax advisers and mortgage specialists. These professionals advise you directly and remain responsible for their own services and recommendations.

This information is general and provided for orientation only. It is not legal, tax, financial or immigration advice. Rules and individual circumstances vary. Obtain advice from qualified Portuguese professionals before acting.
